When you apply, you instantly reserve your new home! The application fee of $60 per applicant is due upfront along with a one-time administrative fee of $150. Your security deposit is held throughout the entire duration of the lease and is fully refunded to you if your apartment is left in excellent condition. The application and admin fees are non-refundable.
We are proud to be a pet-friendly community! Residents may have up to two dogs or cats, with no breed or weight restrictions. As part of our application process, we utilize a third-party pet screening company for all residents. This includes pet owners and those with certified service or ESA animals. Pet rent is $50 per month per dog and $35 per month per cat, with a one-time non-refundable pet fee of $300. We do not charge a pet deposit. If you have any questions about our pet policy, our leasing team is happy to help!
Enjoy peace of mind, knowing that your vehicle is right here with you. You can claim a parking space at Akin for $185 per month. EV parking is $225 per month. We understand that life isn’t always the same, which is why parking is offered on a flexible month-to-month basis rather than being built into a traditional lease term.

Electricity is based on personal usage.
- Studios and One Bedrooms: *$50-$75/mo
- Two Bedrooms: *$75-$150/mo.
Water and waste bill back uses a Ratio Utility Billing System based on a per person usage of *$15-25, per person.
Our technology package, including 500MB fiber optic internet connection from USI as well as SmartRent home features, is a flat fee of $65 per month.
Trash is charged at a flat rate of $15 for the first occupant and $5 for each additional occupant.

Akin Apartments offers select options that are income restricted. These are apartments that have an income maximum an applicant can make to qualify, in accordance with Hennepin County, and fall under an 'Inclusionary Zoning' designation.
Any apartment with '-a' next to it will correspond to the below income maximums, per year, in total gross income.
1 occupants - $55,260
2 occupants - $63,120
3 occupants - $71,040
4 occupants - $78,900
Important to know:
Co-signers cannot be used with these apartments.
Full time students are not eligible for these apartments.
Applicants must still prove they make at least 3X the base rent in gross income, to qualify.
The finishes / layouts of these apartments are identical to others.
The application and approval process is identical to our other apartments in terms of the upfront application/admin fees, qualifications (outside max income levels), credit & background checks. Once approved, there will be separate paperwork required by the city of Minneapolis applicants must fill out within 5 days of receiving an approval. City approval can take 1-2 weeks, once filled out. Applicants do not have to recertify every year.
